The Spruce Standard

If it's inside the U, it meets our standard.

The U isn't just our logo. It's the line every clean has to clear before we'll call it done. Whether it's a river-edge villa in Hamilton East or a near-new home out in Rototuna, that line is set by the property managers who helped us build the checklist: same finish, same trained teams, every job.

We clean for the inspection, not just the eye. Every room, surface and fixture is done to a documented handover checklist built around what property managers actually check, so the place is ready for the part that counts.

We photograph the work before we sign off. A job isn't done in our system until those photos are checked, so if your bond's ever queried, the proof's already there.

You get a trained team, every time. Every Spruce cleaner is signed off before they're let near a handover, so it never comes down to who happens to turn up.

Tenants and property managers trust us with their handovers, including teams at Harcourts, Crockers, Ray White and Quinovic, and plenty of independents besides.

What's included

What's included in an end-of-tenancy clean.

A move-out clean covers every part of the place your Hamilton property manager will check at handover, whether that's a compact university flat or a four-bedroom out in Flagstaff, so nothing on their list catches you out. The full checklist is further down. Here's the headline.

  • Kitchens and bathrooms deep-cleaned: tiles, taps, toilets, showers, vanities, splashbacks.

  • Every surface in the home: benches, cabinets inside and out, wardrobes, shelves, drawers.

  • All floors handled: carpets vacuumed into the corners, hard floors mopped by hand.

  • Spot-cleaned top to bottom: walls, doors, frames, light fittings, switches, power points, skirting.

  • Cobwebs, vents and ceiling fans: the bits most exit cleans skip and inspections pick up.

  • A final walk-through and report: anything that can't be fully restored is photographed and sent to you.

Selling, not renting

Sold your home? We'll get it handover‑ready.

A move-out isn't always for a rental property. When you sell your Hamilton home, and there's no property manager and no bond, the handover still has to go smoothly for the new owners. Buyers do a pre-settlement inspection before the keys change hands, so handing the place over spotless keeps that final step simple. We handle it as any other move-out, top to bottom, kitchens and bathrooms cleaned, floors and carpets cleaned, marks and grime lifted. Hamilton settlement dates can run tight, so give us yours and we'll time the clean to land just before you hand the keys over.

Step-by-step process

How our end-of-tenancy clean works.

Four stages, same order, every time. We run it the way a property manager works an inspection: top to bottom, dry before wet, then a walk-through.

Instant quote, online or onsite.

Most people get a fixed price in under a minute online. For bigger or non-standard jobs, we'll quote onsite first, so the number's locked in before the day.

  • Pop in your details and a bit about your home, and your price shows in seconds.
  • One of our trained end-of-tenancy teams is assigned and confirmed for your booking.
  • If anything outside the booking needs special attention (e.g. full wall washing), we'll flag it to add before the day.
  • For non-standard jobs or properties not listed online, email or call us for an onsite quote.

The work that starts before we do.

Pre-treatment lets the right products do the hard work while the team gets on with the dry jobs. It's the difference between scrubbing and lifting.

  • Stained toilet bowls treated with a specialist cleaner so it can work while we move on.
  • Tile and grout in the bathroom or kitchen pre-treated wherever it needs it.
  • Booked the oven? It's sprayed early so the chemistry can break down the baked-on stuff.
  • While that works, the team starts the dry clean up high and works down.

Top to bottom. Same order, every time.

Working ceiling to floor is the smartest way through a place: gravity helps, and nothing clean gets dirtied on the way down. Every step's on the checklist.

  • Cobwebs cleared from ceilings, corners and the eaves outside.
  • Ceiling fans, air vents and light fittings dusted and wiped.
  • Back to the pre-treated spots to check the products have done their job.
  • Kitchen: tops of the cabinets first, then splashback and benchtops degreased, then lower cabinet fronts and inside.
  • Windows, frames and blinds (if booked) done while the ladders are out.
  • Walls spot-cleaned, and light switches, intercoms, power points and aircon units wiped.
  • Doors and door frames wiped on both sides.
  • Wardrobes: inside and out, mirrors, and door tracks.
  • Bathrooms: tiles and grout, mirrors and vanities, soap scum and hard-water marks cut back, then toilets, showers and baths scrubbed.
  • Skirting boards wiped throughout.
  • Laundry and any built-in appliances (like the dryer) cleaned.
  • Every floor vacuumed into the corners, hard floors mopped by hand.
  • Carpet steam clean (if booked) goes last, so no one walks across freshly cleaned carpet.

Final walk-through. Nothing missed, nothing hidden.

Before we lock up, the team walks the whole place against the checklist one more time. Anything that genuinely can't be brought back, we photograph and tell you about, so you hear it from us before you hear it from your property manager.

  • The whole checklist walked again, room by room, against what was booked.
  • Any missed spots sorted before the team heads off.
  • Anything that can't be fully cleaned (e.g. damaged grout, permanent stains) is photographed and reported back to you.
  • Jobs needing specialist gear are booked ahead: house washing, pro carpet cleaning, exterior windows, deep grout work.
  • If anything's flagged at handover within 48 hours, we come back and put it right, no charge.
Across Hamilton

End of tenancy cleaning, right across Hamilton.

Hamilton is a young, growing city, and people move here often: for a new job, a first home in the northern subdivisions, or a fresh flat before semester. That keeps our trained teams on the road all year, from the homes lining the Waikato River through Hamilton East to the spread-out sections out west and north. Drop your address in at booking and it confirms in seconds whether your move-out falls in range.

Areas we clean across Hamilton

A bond clean in Rototuna is a different day's work from one in a Hillcrest villa, so we scope each one on its own. Up in Rototuna and Flagstaff the near-new subdivisions run to single-storey homes with big open-plan living areas and long stretches of hard floor, more ground to cover but forgiving to bring back. In Hillcrest and Hamilton East the older character homes and river-edge villas carry aged grout, timber joinery and painted-over surfaces, the exact details a property manager runs a finger along. Chartwell, Dinsdale, Nawton and Glenview hold a steady run of family rentals and units where kitchens and bathrooms take the punishment, while the student flats around the university turn over in a rush at year's end with a whole household's bond on one inspection. Every one of them gets the same handover checklist and the same bond-back guarantee.

Bond not back? We come back.

Our guarantee is simple: if your property manager holds back any of your bond over cleaning we were hired to do, we're back within 48 hours to put it right, no charge. It covers every cleaning task in your booking. The one thing it can't cover is work that wasn't booked, so if windows weren't on your order, they're not part of it.

“Siobhan and Luke were both wonderful to work with. My landlord was very happy with how the property looked for the final inspection and gave a full bond refund. They communicated so well throughout.”

FAQ

End of tenancy cleaning FAQs.

The things Hamilton tenants, landlords and property managers ask us most, from the university flats to the northern subdivisions.

All of it, both sides of the Waikato. We run move-out and bond cleans across the whole city: the central city and Hamilton East, west through Frankton, Dinsdale and Nawton, south to Glenview, and north to Chartwell, Rototuna and Flagstaff. Hamilton spreads out with big sections and a good drive between suburbs, but wherever your tenancy is wrapping up a trained local team cleans it to the same bond-back checklist your property manager inspects against.
Yes, all the time. Flat changeovers around Hamilton East and Hillcrest, close to the Waikato University campus, are some of our most common end-of-tenancy jobs, especially when leases wrap up together at year's end and a whole flat clears out at once. A shared kitchen and bathroom that's had a full year of students takes real work to bring back, and we know the detail a flat handover gets judged on. If anything's flagged at inspection we're back within 48 hours to fix it, so let us know at booking if access is shared or tricky.
Yes, and they're a big part of what we do. The older streets around Hamilton East and Hillcrest, and the homes along the river, run to villas and character bungalows with weathered joinery, tired tiling and layers of old paintwork that a newer subdivision build simply doesn't have. Our teams are set up for exactly that. These are the homes where a careful exit clean makes the biggest difference at inspection, because there's simply more detail for a property manager to check.
The sooner the better. Hamilton's busiest window is the end of the year, when the university flats around Hamilton East and Hillcrest change over together and young families move into the new homes out at Rototuna and Flagstaff, so month-end and summer fill up fast. We can often fit in shorter notice, but booking ahead locks in your preferred date. Tell us your handover or settlement date and we'll work back from it.
Yes. Book a bond clean with us and you're covered whether you're leaving a Glenview family rental or a Flagstaff new build: if your Hamilton property manager holds back any of your bond over cleaning we handled, we're back within 48 hours to fix it at no cost. Sorting the actual refund sits with your property manager (Tenancy Services walks through it in their refunding a bond guide), but the cleaning side is on us.
Give yourself a bit of runway, more if you're moving a bigger home out in the northern suburbs. The smoothest Hamilton handovers start early, and Tenancy Services spells out what's on the tenant and what's on the landlord in their ending-a-tenancy checklist, which is the easiest place to begin. The cleaning is our part, and we hand the place back ready for inspection.
The whole property, top to bottom: kitchen, bathrooms, bedrooms and living areas, floors, walls spot-cleaned, the inside and outside of cupboards, doors, skirting and light fittings. A roomy family build out in the newer Rototuna and Flagstaff subdivisions is covered the same as a compact central flat, all on the one checklist. Extras like oven, fridge, interior windows and carpet steam are there to tick on at booking if your lease calls for them.
Yes. Send the checklist through at booking and we'll go over it first, and if there's anything beyond our standard scope we'll price it before the day rather than spring it on you. We already work to plenty of Hamilton property managers' lists, from the big agencies to the local independents, so we know what inspections around the city look for.
Yes. Everything our teams use is non-toxic and safe around pets and kids, which matters in a young-family city like Hamilton where the next tenant is often moving in with little ones. The place is fine to move into, or hand over, the moment we're done. If someone in the home has an allergy or a sensitivity, flag it at booking and we'll switch products to suit.
It's set by how many bedrooms the place has, so the number is the same whether you're leaving a student flat near the university or a four-bedroom family home out in Rototuna (see the table above). Any add-ons sit on top, priced on their own. Get your exact quote online before you book, with nothing hidden.
Around four hours for a one-bedroom. A bigger home, like the spread-out family builds out in the northern subdivisions, or one with extras like oven, carpet or windows added on, runs longer. We put an estimated window in front of you at booking so you can plan the day around it.
No need, and most Hamilton clients aren't. People juggling a work move or a shift across town just leave a key, a lockbox or an entry code and let the team in and out. Tell us how you'd like access handled at booking and we take it from there.
Yes. Moving week stacks up fast, and a cross-town move in Hamilton means bond, movers and a new deposit all landing at once, so end-of-tenancy bookings up to $2,000 can go on Afterpay: four interest-free payments spread over six weeks. Pick Afterpay at checkout.
Yes. A formal end-of-tenancy receipt lands automatically once the clean's done, made for the landlords and property managers you'll be dealing with here in Hamilton, so you've got something solid to put behind your bond refund.
Plans shift, and moving dates in Hamilton often turn on a settlement or a lease running late. Jump into your Spruce account any time to move the date, cancel, or add and drop services. We just ask for at least 24 hours' notice on a change or cancellation, otherwise a $60 fee can apply.
Yes. Selling rather than renting? An owner's pre-sale or move-out clean is the same full job, just without a bond or property manager in the picture. With plenty of young families buying and selling across Hamilton, we get the place spotless and presentation-ready, whether that's for listing photos and Sunday open homes or the final handover to the new owner.
Yes. We'll have the home settlement-ready so you can hand the keys over with confidence on the day, whether it's a central character home or a new build out north. Give us your Hamilton settlement date when you book and we line the clean up to land right before it.
