The Spruce Standard

If it's inside the U, it meets our standard.

The U isn't just our logo. It's the line every clean has to clear before we'll call it done. For a Wellington move-out, that line is set by the property managers who helped us build the checklist: same finish, same trained teams, every job.

We clean for the inspection, not just the eye. Every room, surface and fixture is done to a documented handover checklist built around what property managers actually check, so the place is ready for the part that counts.

We photograph the work before we sign off. A job isn't done in our system until those photos are checked, so if your bond's ever queried, the proof's already there.

You get a trained team, every time. Every Spruce cleaner is signed off before they're let near a handover, so it never comes down to who happens to turn up.

Tenants and property managers trust us with their handovers, including teams at Harcourts, Crockers, Ray White and Quinovic, and plenty of independents besides.

What's included

What's included in an end-of-tenancy clean.

A move-out clean covers every part of the place your Wellington property manager will check at handover, so nothing on their list catches you out. The full checklist is further down. Here's the headline.

  • Kitchens and bathrooms deep-cleaned: tiles, taps, toilets, showers, vanities, splashbacks.

  • Every surface in the home: benches, cabinets inside and out, wardrobes, shelves, drawers.

  • All floors handled: carpets vacuumed into the corners, hard floors mopped by hand.

  • Spot-cleaned top to bottom: walls, doors, frames, light fittings, switches, power points, skirting.

  • Cobwebs, vents and ceiling fans: the bits most exit cleans skip and inspections pick up.

  • A final walk-through and report: anything that can't be fully restored is photographed and sent to you.

Selling, not renting

Sold your home? We'll get it handover‑ready.

A move-out isn't always for a rental property. When you sell your Wellington home, and there's no property manager and no bond, the handover still has to go smoothly for the new owners. Buyers do a pre-settlement inspection before the keys change hands, so handing the place over spotless keeps that final step simple. We handle it as any other move-out, top to bottom, kitchens and bathrooms cleaned, floors and carpets cleaned, marks and grime lifted. Wellington settlement dates can run tight, so give us yours and we'll time the clean to land just before you hand the keys over.

Step-by-step process

How our end-of-tenancy clean works.

Four stages, same order, every time. We run it the way a property manager works an inspection: top to bottom, dry before wet, then a walk-through.

Instant quote, online or onsite.

Most people get a fixed price in under a minute online. For bigger or non-standard jobs, we'll quote onsite first, so the number's locked in before the day.

  • Pop in your details and a bit about your home, and your price shows in seconds.
  • One of our trained end-of-tenancy teams is assigned and confirmed for your booking.
  • If anything outside the booking needs special attention (e.g. full wall washing), we'll flag it to add before the day.
  • For non-standard jobs or properties not listed online, email or call us for an onsite quote.

The work that starts before we do.

Pre-treatment lets the right products do the hard work while the team gets on with the dry jobs. It's the difference between scrubbing and lifting.

  • Stained toilet bowls treated with a specialist cleaner so it can work while we move on.
  • Tile and grout in the bathroom or kitchen pre-treated wherever it needs it.
  • Booked the oven? It's sprayed early so the chemistry can break down the baked-on stuff.
  • While that works, the team starts the dry clean up high and works down.

Top to bottom. Same order, every time.

Working ceiling to floor is the smartest way through a place: gravity helps, and nothing clean gets dirtied on the way down. Every step's on the checklist.

  • Cobwebs cleared from ceilings, corners and the eaves outside.
  • Ceiling fans, air vents and light fittings dusted and wiped.
  • Back to the pre-treated spots to check the products have done their job.
  • Kitchen: tops of the cabinets first, then splashback and benchtops degreased, then lower cabinet fronts and inside.
  • Windows, frames and blinds (if booked) done while the ladders are out.
  • Walls spot-cleaned, and light switches, intercoms, power points and aircon units wiped.
  • Doors and door frames wiped on both sides.
  • Wardrobes: inside and out, mirrors, and door tracks.
  • Bathrooms: tiles and grout, mirrors and vanities, soap scum and hard-water marks cut back, then toilets, showers and baths scrubbed.
  • Skirting boards wiped throughout.
  • Laundry and any built-in appliances (like the dryer) cleaned.
  • Every floor vacuumed into the corners, hard floors mopped by hand.
  • Carpet steam clean (if booked) goes last, so no one walks across freshly cleaned carpet.

Final walk-through. Nothing missed, nothing hidden.

Before we lock up, the team walks the whole place against the checklist one more time. Anything that genuinely can't be brought back, we photograph and tell you about, so you hear it from us before you hear it from your property manager.

  • The whole checklist walked again, room by room, against what was booked.
  • Any missed spots sorted before the team heads off.
  • Anything that can't be fully cleaned (e.g. damaged grout, permanent stains) is photographed and reported back to you.
  • Jobs needing specialist gear are booked ahead: house washing, pro carpet cleaning, exterior windows, deep grout work.
  • If anything's flagged at handover within 48 hours, we come back and put it right, no charge.
Across Wellington

End of tenancy cleaning, right across Wellington.

Wellington moves aren't gentle on a rental, and the handover has to look like the wind never got in. Wherever your tenancy is ending, a trained team is close by: the central city and Te Aro flats, the hill suburbs climbing from Kelburn out to Karori and Brooklyn, the eastern and southern bays, the northern suburbs, plus Porirua and the Hutt. Pop your address in at booking and it confirms in seconds whether you're in range, steep driveway and tight street parking and all.

No two Wellington rentals hand back the same way, and the exit clean has to read the property. Damp and southerly humidity leave their mark here more than most places, so mould in bathroom grout and along window frames is the first thing an inspection tends to find, and the first thing we treat. Below are the parts of the city we clean most.

Areas we clean across Wellington

Thorndon, Mount Victoria & Kelburn

Wellington's oldest streets run to character villas and timber townhouses, with sash windows, painted-over sills and grout that has weathered a century of damp. These are the homes where an inspection lingers longest, so we work the frames, the tiling and the hard-water marks by hand. A careful exit clean is what separates a full bond from a deduction here.

Te Aro & the waterfront

The CBD and Te Aro are apartment country, converted warehouses included, with compact floor plans and a body corporate standard to meet. Turnarounds are tight when a new tenant is booked in close behind you, and access can mean a lift to reserve or a building code at the door. Flag either at booking and we plan the clean around it.

Newtown & Island Bay

The southern suburbs turn over plenty of first flats and shared student houses, often older places that have taken a hammering and where the bond matters most. Sea air and shut-up rooms breed damp, so bathrooms and window reveals get real attention. We hand these back to the standard the property manager inspects against, not a quick once-over.

Karori, Brooklyn & the western hills

West of the city it's weatherboard family homes on steep sites, with more rooms, more floor and more staircase between you and a clean bill at handover. Narrow streets and sloped driveways make parking a squeeze, so our teams come set up for it. Bigger house, same room-by-room checklist, nothing skipped up top or in the corners.

Miramar, Khandallah & the northern suburbs

Out through Miramar, Kilbirnie, Johnsonville and Khandallah the mix runs from bungalows to newer builds, with families moving on and often a settlement date to hit. These homes need every room done to the same finish, from the eastern-suburbs flats to the hillside houses up north. We time the clean to land right before your handover or move-out.

Our guarantee is simple: if your property manager holds back any of your bond over cleaning we were hired to do, we're back within 48 hours to put it right, no charge. It covers every cleaning task in your booking. The one thing it can't cover is work that wasn't booked, so if windows weren't on your order, they're not part of it.

FAQ

End of tenancy cleaning FAQs.

The things Wellington tenants, landlords and property managers ask us most.

All of it, hills and bays and flats alike. We run move-out and bond cleans right across the region: the central city and Te Aro, up through Kelburn and Thorndon, west to Karori and Brooklyn, out to Newtown and Island Bay in the south, across to Miramar and Kilbirnie in the east, north to Johnsonville and Khandallah, plus Porirua and the Hutt. Steep driveway or tight one-way street, a trained Wellington team gets there and cleans it to the bond-back checklist your property manager inspects against.
Yes, all the time. Waterfront and Te Aro apartments, CBD flats, and the converted warehouses off Cuba and Courtenay are among our most common end-of-tenancy jobs. Compact floor plans get judged on the fine detail, and body corporate standards leave no room to cut corners, so we clean to match. Tell us at booking if there's a lift to reserve or a building entry code, and we'll fit the clean into a tight turnaround before the next tenant moves in.
Yes, and they're a big part of what we do. The villas and timber townhouses through Thorndon, Mount Victoria and Kelburn carry the marks of their age: tired joinery, older tiling and years of Wellington moisture soaked into the timber. Bathrooms and window frames in these homes are where mould settles and where inspections look hardest, so that's where our teams spend the time. On a character home, a careful exit clean makes the biggest difference to your bond.
The sooner the better, especially around the end of the month and over summer, when half of Wellington seems to move at once and the student flats near Newtown and the university turn over together. We can often fit in on shorter notice, but booking ahead locks in your preferred date. Tell us your handover or settlement date and we'll work back from it.
Yes. Book a bond clean on your Kelburn villa or your Te Aro apartment and you're covered the same way: if your Wellington property manager holds back any of your bond over cleaning we handled, we're back within 48 hours to fix it at no cost. Sorting the actual refund sits with your property manager (Tenancy Services walks through it in their refunding a bond guide), but the cleaning side is on us.
Give yourself a bit of runway, more if you're clearing a big Karori family home than a one-bedroom in the CBD. The smoothest Wellington handovers start early, and Tenancy Services spells out what's on the tenant and what's on the landlord in their ending-a-tenancy checklist, which is the easiest place to begin. The cleaning is our part, and we hand the place back ready for inspection.
The whole property, top to bottom: kitchen, bathrooms, bedrooms and living areas, floors, walls spot-cleaned, the inside and outside of cupboards, doors, skirting and light fittings. In a Wellington home that means real attention to the bathroom grout and window frames where damp and mould take hold. Extras like oven, fridge, interior windows and carpet steam are there to tick on at booking if your lease calls for them.
Yes. Send the checklist through at booking and we'll go over it first, and if there's anything beyond our standard scope we'll price it before the day rather than spring it on you. We already work to plenty of Wellington property managers' lists, including teams at Harcourts, Crockers, Ray White and Quinovic, so we know exactly what a local inspection looks for, from a Thorndon villa to a waterfront apartment.
Yes. Everything our teams use is non-toxic and safe around pets and kids, so the place is fine to move into, or hand to the next tenant, the moment we're done. That matters in a damp Wellington flat where you want the windows shut against the southerly after a clean, not aired out for hours. If someone in the home has an allergy or a sensitivity, flag it at booking and we'll switch products to suit.
It's set by how many bedrooms the place has, so the number is the same whether you're leaving a Te Aro apartment or a four-bedroom weatherboard up in Karori (see the table above). Any add-ons sit on top, priced on their own. Get your exact quote online before you book, with nothing hidden.
Around four hours for a one-bedroom, say a compact CBD or Te Aro flat. A bigger home, like a multi-level Brooklyn or Khandallah house, or one with extras like oven, carpet or windows added on, runs longer. We put an estimated window in front of you at booking so you can plan the day around it.
No need. Most people just leave a key, a lockbox or an entry code and let the team in and out. On a hillside street with little off-street parking or a shared apartment entrance, a quick note on where to park and how to get in saves everyone time. Tell us how you'd like access handled at booking and we take it from there.
Yes. A Wellington moving week stacks up fast between movers, bond on the next place and the deposit, so end-of-tenancy bookings up to $2,000 can go on Afterpay: four interest-free payments spread over six weeks. Pick Afterpay at checkout.
Yes. A formal end-of-tenancy receipt lands automatically once the clean's done, made for landlords and property managers, so you've got something solid to put behind your bond refund. Wellington property managers ask for one often, and it saves a back-and-forth at handover.
Jump into your Spruce account any time to move the date, cancel, or add and drop services, handy when a Wellington settlement slips or moving day shifts. We just ask for at least 24 hours' notice on a change or cancellation, otherwise a $60 fee can apply.
Yes. Selling rather than renting? An owner's pre-sale or move-out clean is the same full job, just without a bond or property manager in the picture. In a tight Wellington market a spotless home shows better at a weekend open home, so we get the place presentation-ready, whether that's for listing photos and viewings or the final handover to the new owner.
Yes. We'll have the home settlement-ready so you can hand the keys over with confidence on the day, past the buyer's pre-settlement inspection without a hitch. Wellington settlement dates can run tight, so give us yours when you book and we line the clean up to land right before it.
