End of Tenancy Cleaning NZ

Move-out clean. Bond back, sorted.

Moving out is hard enough without the cleaning on top. Our trained local teams follow a checklist we built with property managers, the one inspections go by, and if anything's flagged at handover, we come straight back and put it right.

The Spruce Standard

If it's inside the U, it meets our standard.

The U isn't just our logo. It's the line every clean has to clear before we'll call it done. For a move-out, that line is set by the property managers who helped us build the checklist: same finish, same trained teams, every job.

We clean for the inspection, not just the eye. Every room, surface and fixture is done to a documented handover checklist built around what property managers actually check, so the place is ready for the part that counts.

We photograph the work before we sign off. A job isn't done in our system until those photos are checked, so if your bond's ever queried, the proof's already there.

You get a trained team, every time. Every Spruce cleaner is signed off before they're let near a handover, so it never comes down to who happens to turn up.

Tenants and property managers trust us with their handovers, including teams at Harcourts, Crockers, Ray White and Quinovic, and plenty of independents besides.

What's included

What's included in an end-of-tenancy clean.

A move-out clean covers every part of the place your property manager will check at handover, so nothing on their list catches you out. The full checklist is further down. Here's the headline.

  • Kitchens and bathrooms deep-cleaned: tiles, taps, toilets, showers, vanities, splashbacks.

  • Every surface in the home: benches, cabinets inside and out, wardrobes, shelves, drawers.

  • All floors handled: carpets vacuumed into the corners, hard floors mopped by hand.

  • Spot-cleaned top to bottom: walls, doors, frames, light fittings, switches, power points, skirting.

  • Cobwebs, vents and ceiling fans: the bits most exit cleans skip and inspections pick up.

  • A final walk-through and report: anything that can't be fully restored is photographed and sent to you.

Selling, not renting

Sold your home? We'll get it handover‑ready.

Not every move-out is a rental. When you've sold, there's no property manager and no bond, but the handover still has to go smoothly. Buyers usually do a pre-settlement inspection before the keys change hands, so a clean handover keeps that final step simple. We treat it like any other move-out, just on the owner's side: the whole place top to bottom, kitchens and bathrooms cleaned, floors and carpets done, marks and grime lifted. Tell us your settlement date and we'll make sure the home is ready for you to hand over the keys, looking its best.

Step-by-step process

How our end-of-tenancy clean works.

Four stages, same order, every time. We run it the way a property manager works an inspection: top to bottom, dry before wet, then a walk-through.

Instant quote, online or onsite.

Most people get a fixed price in under a minute online. For bigger or non-standard jobs, we'll quote onsite first, so the number's locked in before the day.

  • Pop in your details and a bit about your home, and your price shows in seconds.
  • One of our trained end-of-tenancy teams is assigned and confirmed for your booking.
  • If anything outside the booking needs special attention (e.g. full wall washing), we'll flag it to add before the day.
  • For non-standard jobs or properties not listed online, email or call us for an onsite quote.

The work that starts before we do.

Pre-treatment lets the right products do the hard work while the team gets on with the dry jobs. It's the difference between scrubbing and lifting.

  • Stained toilet bowls treated with a specialist cleaner so it can work while we move on.
  • Tile and grout in the bathroom or kitchen pre-treated wherever it needs it.
  • Booked the oven? It's sprayed early so the chemistry can break down the baked-on stuff.
  • While that works, the team starts the dry clean up high and works down.

Top to bottom. Same order, every time.

Working ceiling to floor is the smartest way through a place: gravity helps, and nothing clean gets dirtied on the way down. Every step's on the checklist.

  • Cobwebs cleared from ceilings, corners and the eaves outside.
  • Ceiling fans, air vents and light fittings dusted and wiped.
  • Back to the pre-treated spots to check the products have done their job.
  • Kitchen: tops of the cabinets first, then splashback and benchtops degreased, then lower cabinet fronts and inside.
  • Windows, frames and blinds (if booked) done while the ladders are out.
  • Walls spot-cleaned, and light switches, intercoms, power points and aircon units wiped.
  • Doors and door frames wiped on both sides.
  • Wardrobes: inside and out, mirrors, and door tracks.
  • Bathrooms: tiles and grout, mirrors and vanities, soap scum and hard-water marks cut back, then toilets, showers and baths scrubbed.
  • Skirting boards wiped throughout.
  • Laundry and any built-in appliances (like the dryer) cleaned.
  • Every floor vacuumed into the corners, hard floors mopped by hand.
  • Carpet steam clean (if booked) goes last, so no one walks across freshly cleaned carpet.

A final walk-through. Nothing missed, nothing hidden.

Before we lock up, the team walks the whole place against the checklist one more time. Anything that genuinely can't be brought back, we photograph and tell you about, so you hear it from us before you hear it from your property manager.

  • The whole checklist walked again, room by room, against what was booked.
  • Any missed spots sorted before the team heads off.
  • Anything that can't be fully cleaned (e.g. damaged grout, permanent stains) is photographed and reported back to you.
  • Jobs needing specialist gear are booked ahead: house washing, pro carpet cleaning, exterior windows, deep grout work.
  • If anything's flagged at handover within 48 hours, we come back and put it right, no charge.

Bond not back? We come back.

Our guarantee is simple: if your property manager holds back any of your bond over cleaning we were hired to do, we're back within 48 hours to put it right, no charge. It covers every cleaning task in your booking. The one thing it can't cover is work that wasn't booked, so if windows weren't on your order, they're not part of it.

FAQ

End of tenancy cleaning FAQs.

The things tenants, landlords and property managers ask us most.

Yes. If your bond's held back over any cleaning we were hired to do, we come back within 48 hours and put it right, free of charge. The bond refund itself is handled by your property manager (Tenancy Services has a guide on refunding a bond), but the cleaning side is on us.
A little planning near the end of a tenancy makes the handover smoother. Tenancy Services sets out what the tenant and landlord each need to do, and their ending-a-tenancy checklist is the best place to start. We handle the cleaning side, so the property goes back inspection-ready.
Every room, top to bottom: kitchen, bathrooms, bedrooms, living areas, floors, walls (spot-cleaned), the inside and outside of cupboards, doors, skirting, light fittings and more. Optional extras like oven, fridge, windows and carpet steam are available at booking.
Yes. Our teams use non-toxic, pet- and child-safe products as standard, so the home's safe to move back into straight after the clean. If anyone has specific allergies or sensitivities, let us know at booking and we'll work around them.
Pricing is fixed by the number of bedrooms (see the table above), with add-ons priced separately. Book online to see your exact quote before you confirm, with no hidden fees.
A one-bedroom place usually takes around four hours. Larger homes, or jobs with extras like oven, carpet or windows, take longer. You'll get an estimated timeframe when you book.
Yes. Send it through when you book and we'll review it, and if anything's outside our standard scope we'll quote it before the day. We work with property managers regularly and know what they inspect for.
No. Most people leave access by key, lockbox or entry code. Let us know your preferred method at booking and the team takes care of the rest.
Yes. Afterpay is available on all end-of-tenancy bookings up to $2,000: four interest-free payments over six weeks. Select Afterpay at checkout.
Yes. We issue a formal end-of-tenancy receipt for landlords and property managers automatically after the clean, useful evidence to support your bond refund.
Log into your Spruce account to change the date, cancel, or add and remove services any time. We ask for at least 24 hours' notice, otherwise a $60 fee may apply.
Yes. An owner's move-out clean for a sale is the same thorough job: every room cleaned and spotless, ready for the new owner. No bond or property manager involved, just a home looking its best for settlement.
Yes. We'll get the house handover-ready for settlement day, so you can pass it to the buyer with confidence. Tell us your settlement date and we'll book the clean to land right before it.
