Pre-Sale House Cleaning NZ
First impressions sell houses.
Buyers decide in the first few seconds, in the listing photos and again at the front door. A pre-sale clean gets your home spotless for both: kitchens and bathrooms scrubbed back, floors and glass gleaming, every room show-ready. Trained local teams, the full checklist, done in one visit.

If it's inside the U, it's ready to show.
The U isn't just our logo. It's the line every Spruce clean has to clear before we'll call it done. For a pre-sale clean, that line is simple: would you be happy for a buyer to open that cupboard, run a finger along that sill, or see that room in a wide-angle photo. Same detailed checklist, same trained teams, every job.
Show-ready, not surface-level. We reach the spots a buyer's eye lands on: the grout and glass in the bathroom, the cooktop and splashback, skirting, corners and the front-door first impression, not just the middle of the room.
The same checklist, every clean. No guesswork. Our teams follow the same room-by-room checklist, so the finish never depends on who turns up, and your home shows the same from the first open home to the last.
We bring the gear & products. Commercial-grade equipment and the right product for every surface arrive with the team, so you can focus on the move, not the cleaning cupboard.
Trusted by homeowners, sellers and real-estate agents right across NZ, from a single pre-listing clean to a full clean before settlement.
What's included in a pre-sale clean.
A pre-sale clean goes top to bottom, room by room, focused on the areas buyers judge a home by. The full checklist is below. Here's the headline.
A clean home photographs like a more expensive one.
Most buyers meet your home on a screen first, and they scroll fast. Bright, spotless rooms stop the scroll, look bigger and brighter in photos, and let a buyer imagine their own life in the space instead of noticing yours. It carries through to the open home, where a shining kitchen and a fresh-smelling bathroom quietly say the place has been looked after. A pre-sale clean is one of the cheapest things you can do before you list, and one of the few that shows up in every photo, every viewing and, often, the offer.
Pre-sale cleaning prices.
Pricing is based on the number of bedrooms in your home. Add-ons like carpet steam, oven and windows are priced individually, so you only pay for what your sale needs.
All prices exclude GST.
Selling is expensive enough. Choose Afterpay at checkout and split your pre-sale clean into four interest-free payments, available on bookings up to $2,000, so a show-ready home doesn't wait on cashflow.
No paperwork. No interest. No big hit to the budget in one go.
Add-ons that sell the photos.
The extras that earn their keep when you're selling. Fresh carpets and clean glass show up in every photo. Tick them at booking and we handle the lot in one visit: one team, one invoice.

How our pre-sale clean works.
Four stages, same order, every time. We clean the most efficient way there is: top to bottom, dry tasks before wet, then a final walk-through so nothing lets the listing down.
A fixed price in a minute, booked around your dates.
Most people get a fixed price straight away online. Tell us your photo day, first open home or settlement date and we'll slot the clean in ahead of it, so the home is ready when it counts.
- Pop in your details and a bit about your home, and your price shows in seconds.
- One of our trained teams is assigned and confirmed for your booking.
- Add carpet, oven or windows before the day so the whole home is sale-ready in one visit.
- For unusual jobs or homes not listed online, email or call us and we'll quote it onsite.
The work that happens before the scrubbing.
Pre-treatment lets the right products soak in and lift the grime while the team gets on with the dry jobs nearby. It's the difference between lifting build-up and battling it.
- Stained toilet bowls treated with a specialist cleaner so it can work while we move on.
- Tile and grout in the bathroom or kitchen pre-treated wherever it needs it.
- Booked the oven? It's sprayed early so the chemistry can break down the baked-on stuff.
- While all that's working, the team starts the dry clean up high and works down.
Top to bottom. Same order, every job.
Cleaning from the ceiling down is simply the smartest way through a home: gravity helps, and nothing clean gets dirtied again on the way. Every step's on the checklist.
- Cobwebs cleared from ceilings, corners and the eaves outside.
- Ceiling fans, air vents and light fittings dusted and wiped.
- Back to the pre-treated spots to check the products have done their job.
- Kitchen: tops of the cabinets first, then the splashback and benchtops degreased, then the lower cabinet fronts.
- Windows, frames and blinds (if booked) done while the ladders are already out.
- Walls spot-cleaned, and light switches, intercoms, power points and aircon units wiped.
- Doors and door frames wiped on both sides.
- Wardrobe doors, mirrors and door tracks cleaned.
- Bathrooms: tiles and grout, mirrors and vanities, with soap scum and hard-water marks cut back, then toilets, showers and baths scrubbed.
- Skirting boards wiped right through the home.
- Laundry and any built-in appliances (like the dryer) cleaned.
- Every floor vacuumed into the corners, and hard floors mopped by hand.
- Carpet steam clean (if booked) goes last, so no one walks across freshly cleaned carpet.
A final walk-through. Ready for the camera.
Before we close the door, the team walks the home against the full checklist, with an eye for what a lens and a buyer will notice. Anything we can't fully restore is photographed and reported, so there are no surprises.
- The whole checklist walked again, room by room, against what was booked.
- Any missed spots sorted before the team heads off.
- Anything that can't be fully brought back, like damaged grout or permanent stains, is photographed and flagged to you.
- Jobs that need specialist gear are booked ahead: house washing, pro carpet cleaning, exterior windows, deep grout work.
- Not completely happy? Tell us within 48 hours and we come back and put it right, at no extra charge.
If you're not completely satisfied with your pre-sale clean, tell us within 48 hours and we'll come back and put it right, free of charge, before your photos or open home. Our satisfaction guarantee covers everything we were originally hired to clean. (It doesn't cover services that weren't booked: if windows weren't on your booking, they're not covered.)
